Residential Property Management

We help landlords let their property, whether that’s helping them understand lettings legislation, finding them a tenant or managing their property. Our residential property management team can manage your property throughout the lettings process; from organising inventories and arranging for properties to be cleaned pre-tenancy, right through to handling deposit negotiations once the tenancy has come to an end. During the tenancy, we liaise with utility suppliers and arrange repairs, maintenance works and safety reports on your behalf, as well as organise payment of outgoings such as ground rent and service charges. We also have dedicated people who specialise in negotiating the renewal of your tenancy, who can provide advice on the current market trends and rent levels, provide comparable evidence and arrange for a re-appraisal of your property where appropriate and to negotiate with the tenant on your behalf. Our out of hours emergency team ensures that we are contactable 24 hours, 365 days a year.

As an experienced Development Manager, Pacha Estates will oversee the entire development process from inception to completion. From a detailed appraisal and feasibility study at the outset, through to handing over a turn-key property upon completion of the works, we assemble and manage a full professional team on behalf of our clients, working with funders, architects, designers, engineers, surveyors, planning consultants and agents in order to identify, negotiate and achieve all necessary permits and consents to deliver the returns and objectives as set out in the initial project appraisal. Appointed at the start of the project life cycle allows us to have a strategic overview of the development and all associated aspects, turning the vision into reality.

Our experience allows us to advise and provide independent consultancy services, advice and support, as and when required, throughout the project lifecycle. Property Search and Acquisition Through our established and growing network of prime central London estate agents and property professionals we can help source both ‘on’ and ‘off’ market development and investment opportunities. We preview and prepare a shortlist of suitable properties, provide comparable pricing evidence and can help to structure appropriate onshore or offshore acquisition vehicles through our network of legal, financial and tax advisors.

Property Disposal We can suggest the most appropriate agent for the disposal of a particular property based on its location and price, negotiate fees and put together either a high profile marketing campaign or sell a property discretely via our network of both local and international contacts throughout the US, Europe, Asia and the Middle East.  Appraisals and Feasibility Studies Either before a property is acquired or in the early stages of a project, we can compile detailed appraisals and feasibility studies based on our knowledge of construction costs and assumptions made in relation to both market value, pre and post development.
